Key benefits

The proposed development will deliver a range of benefits

to the residents of Bere Regis, the surrounding communities, visitors and holidaymakers in the area as well as the wider county of Dorset

Up to 250 new local jobs

Woodbury Park will bring a substantial amount of new employment opportunities to the area.

  • A mix of new full and part time roles will be made available primarily to the residents of Bere Regis and surrounding communities.
  • Roles could include retail, distribution and logistics as well as services, manufacturing, technology and crafts (depending on eventual occupiers of the trade park units).
  • Opportunities will be available across various age groups and experience levels - from apprentices and seasonal workers to supervisory roles and management (based on information provided by current retail occupiers).
  • The retail businesses on site will provide jobs that meet or exceed national minimum wage and are committed to delivering training to nationally recognised standards.
  • The jobs will be within walking or cycling distance to the community of Bere Regis, promoting quality of life and sustainable travel.
  • We expect the development to result in additional trade for current hospitality and leisure businesses in the village.

Attracting new businesses and supporting local enterprise

Woodbury Park will deliver modern and flexible premises to suit a range of new and existing companies.

  • Woodbury Park proposes the creation of up to eight new, high quality trade park units, measuring a total of 12,000 sq. ft. (1,115 sq. m.)
  • These will cater to the requirements of local, national and international businesses seeking to establish or grow their presence in the area.
  • Interest in the new premises could come from a range of companies, including ones engaged in services, manufacturing, technology development, distribution, logistics and crafts
  • The units will be designed for durability and ease of maintenance in mind.
  • They will have flexible layouts and be environmentally efficient, targeting a rating of BREEAM Very Good - featuring air source heat pumps, intelligent lighting, and others.
  • The units will be within walking and cycling distance for residents of Bere Regis and the surrounding communities.

More choice and variety for visitors and local residents

Woodbury Park will deliver a new food, drink & EV charging offering to local residents and visitors to Bere Regis.

  • The development has committed interest from well-known brands such as McDonald's, Starbucks and Popeyes.
  • These brands will offer a popular range of quick service food and drink, currently not available in the local area.
  • Woodbury Park is expected to serve mostly the 27,000 vehicles passing the site daily, offering a convenient location for a break from their journey.
  • It will also cater to demand from local residents, occupiers and visitors of the Shell Petrol Station and the Townsend Business Park.
  • The Popeyes restaurant will be its first ever drive thru store for the popular American chain.
  • The development will also feature several EV charging points (subject to grid connection) which will be the first in the local area. These will be managed by an established national operator and support the area’s sustainability ambitions.
  • Woodbury Park will provide important additional parking to this part of the village of Bere Regis and alleviate issues experienced by local residents and businesses during the holiday season.

Well designed development to match local setting

Woodbury Park will be sensitively designed and built to blend well into the local area and village architecture.

  • Godwin Developments has many years of experience designing and delivering similar commercial schemes across the country.
  • Woodbury Park is well laid out to provide a balance of built out and green space, and features quality design, materials and colours chosen to match local architectural style as closely as possible.
  • Site landscaping will ensure minimum visual impact on the surrounding area and will reduce the noise and disturbance for residents on North Street.
  • All retail units will be single storeyed with glass and brick, purpose built to the individual brands’ requirements.
  • The trade park units will be brick and high-quality metal cladding, with glazed elements and windows to maximise natural light and feature plenty of parking and turning points.
  • Parking on site will cater to cars as well as coaches and caravans which pass the village regularly during the holiday months. Motorcycle and cycle parking has also been provided as well as disabled spaces.
  • Vehicular access to the site will be off North Street opposite the Shell Petrol Station to minimise impact on the residents of North St.

Developing with sustainability in mind

Woodbury Park has various green features, promotes sustainable modes of travel and includes attractive additional landscaping.

  • Woodbury Park will retain current trees and shrubs along the site’s perimeter and contain additional landscaping elements throughout the scheme.
  • A part of the site will not be developed and will be retained as green open space, linking also to the Natural Area adjacent to the plot and contributing positively to the biodiversity of the area.
  • The development will be easily accessible from the entire village, supporting sustainable travel to Woodbury Park.
  • The development’s sustainability features include EV charging points, air source heat pumps, LED lighting, PIR sensors, efficient energy fabric, maximum use of natural light and ventilation, and others. It targets a BREEAM Very Good rating for the industrial units on site.
  • In addition to the above, many of the retail occupiers committed to the site have dedicated sustainability procedures and policies
  • The scheme will be fully maintained by a managing agent ensuring it remains visually attractive all year round.
